Building a new home and integrating a pool into the design is an exciting venture. To ensure a seamless and harmonious coexistence between your home and pool, consider the following key factors:
Pool Construction Location
Collaborate closely with your home builder to designate the pool location, steering clear of potential conflicts with home systems.
Be mindful of sump pump discharge lines, buried downspout collections, and utilities for accessory buildings. Planning ahead prevents issues and streamlines the pool construction process.
Well and Septic System Coordination
If a well or septic system is part of your plan, understand the required setbacks from a pool imposed by health departments. In a lot of instances, this is 25 feet.
Proactively plan for these systems to ensure flexibility in placing your pool exactly where you envision it.
Electrical Considerations
Anticipate the electrical needs of your pool by installing a subpanel at the pool equipment pad. A minimum of 40 amps required and if you're considering an auto cover(20amps) or a heat pump(50amps) it could be upwards of 110amps.
For cost-effectiveness and a cleaner installation, coordinate with your builder's electrician to route the power supply during home construction.
Discuss the pool's electrical requirements with your builder to ensure the home's electrical system and meter are appropriately sized.
Natural Gas or Propane Considerations
If a pool heater is in your plans, confirm that the home's natural gas or propane system can handle an additional 250kbtus during the summer months.
Save costs by pre-piping a drop for the heater during home construction. This not only saves money but also results in a more streamlined and aesthetically pleasing installation.
Backfill Awareness
Understand the soil characteristics of your property, as different soil types settle or compact at varying rates.
Clay soil, for instance, may take up to 7 years to fully compact naturally. Discuss backfilling considerations with your builder to prevent settling issues or voids under the concrete.
Prioritize collaboration by having your builder shoot reference elevations after the foundation is poured, ensuring a firm foundation for your concrete pool deck during pool construction.
Patio Transition
Give some consideration to how your pool space ties into your patio. try to leave a good transition point to create a seamless outdoor living space.
Be mindful that things like stamped borders or decorative touches may be hard to duplicate.
Discuss your plans with your builder and the concrete contractor so they can determine the appropriate slopes on your patio for water shedding.
By carefully addressing these considerations, you can set the foundation for a home and pool that coexist harmoniously, creating a space where you can relax and enjoy for years to come. At Toledo Pools, we're here to guide you through the process, turning your vision into a reality.
